Consulting services on the construction method

We provide an estimation based on the use of the building, the available budget and the construction mode, either conventional, composite or metallic, with a full presentation and examples of the above manufacturing methods.

Architectural Proposals

In buildings of special requirements, mainly residential ones, a preliminary presentation with alternatives is provided before reaching the final result. With the use of digital technology, the design can deliver a comprehensive effect on the person concerned, with three-dimensional representation of the project planning, along with an Augmented Reality imaging.

 

Financial offer

Based on the construction method and the type of use of the building under study a financial offer is drawn, including all required work steps by the developer as well as the building permits.

A complete dossier is drawn that meets the study drafting standards submitted for the issuance of building permits and all necessary approvals for

Construction

Architects, Civil Engineers, Mechanical Engineers, Topographic Surveyors, etc. review each topic of the study and draft a "Time Schedule" to coordinate partners and working teams for each construction phase. All construction detail drawings and cutting plans (for metal – composite material) get prepared.

 

Supervision of works


In collaboration with the supervising engineers and the developer, a constant supervision of all stages of the work is held and the owners are immediately informed. An Engineer for each project coordinates the working teams and remains always on site.

 

 

Renovation

Renovate and upgrade your house by saving energy, protecting the environment and giving greater value to your property.

Great emphasis is placed on the renovation works.

In cases of renovations, an estimation of the existing state of the building is given, accompanied with proposed solutions and complete detailed costing of each stage of works.

Paragraph “1.a. In each ongoing act drawn up following the publication of this law and having as its object the transfer or creating a security interest in property, including real estate without building, a written solemn declaration of the owner and an engineer certificate are to be attached..."

Illegal constructions

Under L.4178 / 2013 is given the possibility to owners of illegal constructions or property with arbitrary constructions and planning violations to maintain and/or legalize their property by paying a single fine. Undeclared property that would not qualify for the N.4178/ 2013 may not be transferred and, deemed as arbitrary construction, it may incur construction and maintenance fines or even judged directly as demolishable. Following autopsy and legitimacy control, we estimate the arbitrary acts and the amount of the fine. According to JMD 60069 Government Gazette B 3534/12.30.2014 "the deadline of inclusion in the provisions of the L. 4178/2013 is extended to twelve (12) months from the end of the foreseen in Article 28 of L. 4178/2013 period, i.e. expiring on 02/08/2016, over a total of thirty (30) months from the publication of the L. 4178/2013”.

 

Topography

Now under Law N.4178 / 2013 for transactions the certificate of engineer is accompanied by a Topographical Chart, in accordance with the applicable standards and the provisions of L.651 / 1977 (A’ 207), dependent on the state coordinate system, accompanied by the dependence methodology and the coordinates of points of the state trigonometric coordinate system, used for dependence. If the plot comes from a measure applying and has coordinates in a reference system different from the EGSA '87, those will be listed and compiled in accordance with it.

For building permit, a dependent Topographical Chart is always required, the L.4030/11 is applied and YPEKA (Ministry of Environment) topographic models are also required.
